About the slowdown in real estate sector, he said I expect that once RERA is implemented about 80 per cent buyers will come back to market because the trust factor will be there they will now invest with RERA authorised builder. As a builder, I hope that real estate sector will witness boom from July. Ashok said that as now everything is online, real sector will now switch over to smart mode, customers can view everything about project detail online which will be authentic as RERA has come into effect. What customer views online will be delivered on site also. Now outside investors can also freely invest in our project without any fear, he said.
On implementation of RERA, Ashok said that RERA is beneficial for long-term builders. It’s ‘Swachata Abhiyan’ for builder’s community in which dirt will get wash away. For customers they will be able to regain their trust with the builders, overall everything will now be more transparent than earlier, project will be completed within time and fraud cases will vanish. In short with implementation of RERA the real estate sector will witness boom in the coming days. Only genuine players will be there in the market others will wipe off.
Buyers can purchase property in any registered RERA project without fear. Now only the market value of the builders has to be ascertained by the customers, said Ashok. The investors’ confidence will also improve and they will start investing in the sector and actual buyers will also come back to market, he said.
On growth on residential projects in Raipur, he said that it is over grown as supply is more. At present the growth is slow as compared to metro cities like Mumbai. It is moving towards growth of metro cities but as now as supply is over, it is restricted. There are immense possibilities of future growth for investors, real buyers and builders as the state is a developing. We also focus on affordable housing project and offers credit link and interest subsidy under PMAY. Ashoka Impression residential project at Mowa is our affordable housing. project.
About expectation from government, Ashok said that now the expectation is from RERA. We have our upcoming project in Naya Raipur at Sector 15. High rise building permission should be there in city also which will witness massive development here.
